When interviewing agents to help you market your home, be sure to ask them if they’ll be including a few of these methods in your marketing program.
Method #1 — Facebook Ads
Ok, so it’s probably not the biggest “secret” that you can get a LOT of people looking at a property with a well targeted Facebook ad.
But if you ask 100 agents if they’ve ever used a Facebook ad to market a property only a very small handful will say they have.
Here are the steps.
- Create a Facebook Page for the Property.
- Include a few status updates with photo galleries, a video of the interior, a video of the neighborhood, some links to nearby attractions, and any other info you want to include.
- Think about the profile of the “most likely buyer” for the property, then run a Facebook Ad targeted to an audience of people who have the highest likelihood of being interested.
If properly executed, this strategy can get your property placed in the Facebook streams of 1000’s of potential buyers, fast!
Method #2 — “Single Property” Google & Bing
Pay Per Click Ads
Go ahead and type “Your City Homes For Sale” into the search boxes at Google.com & Bing.Com.
You’ll notice that a handful of local Real Estate companies are running general ads offering “Property Searches.”
The curious thing here is that 100% of these companies also have existing contracts to market and sell the properties of the “Listings” in their inventory.
So here’s the question — when you search “Your Area Real Estate” how come you don’t see any ads for specific properties for sale?
The quick answer is that most brokers care more about marketing their own services then they do about marketing your property.
If you want to get lots of very targeted eyeballs looking at your property, be sure to have part of your marketing budget allocated to having a specific ad for your property at the top/side of Google and Bing.Com.
Method #3 — Youtube “Pre-Roll” Ads
You know those annoying little ads that you’re always skipping when you watch a video on Youtube.
It’s actually possible for you to have a video about your property playing in one of these ads.
Powerful stuff, right?
In order to get this done, you’ll first have to
- Create a video of your property
- Create the campaign within your Google Adwords dashboard.
This strategy requires a little bit of work and “know how” when it comes to creating a simple video that engages…
But investing a little time and $$$ in a video strategy like this is a great way to start “touring” the property to a very large potential audience of captive viewers.
Method #4 — Better, Consistent Cragislist Ads
Ok, so maybe this strategy isn’t really “little known,” but it’s rare to actually find an agent who runs Craigslist ads that actually “sell.”
As a property seller you definitely want to have your property consistently posted to Craigslist for the duration of your selling period.
It’s also important to make sure your property’s ad sticks out.
- The headline should employ good sales psychology and include “Pattern Interrupting” language.
- And the body of the ad should strategically “sell” the viewer on requesting more details by using a combination of curiousity inducing phrases and hypnotic language designed to get a response.
- Plus you’ll want to make sure certain keywords are included in the ad for advanced Craigslist users who use specific search queries.
Sure, anyone can “run” a Craigslist ad for a property.
But consistently posting (and reposting) ads that actually work requires a level of professionalism that most average agents don’t posess.
Most agents will make a half-hearted effort of posting your ad just once, the day after they get your “listing” — very few will put much thought into it and make sure that your ad is refreshed frequently in order to stay near the top of the Craigslist search results.
Method #5 — Twitter Advertising
Twitter has recently started allowing advertisers to put their accounts and tweets in front of very targeted audiences.
It’s now possible to create a twitter account for your property and show it to people using twitter nearby.
Even if you’re not a Twitter user yourself you might be surprised to see how many “followers” your property gets!
Note — If you’re going to use this technique you’ll want to make sure the property twitter account is being carefully monitored for mentions and direct messages.
There are many ways to get more buyers looking at your property…
The sad reality is that most agents are content to stick a sign in the ground, post your property in the mls, and pray that another agent comes along with a buyer.
Using just 1 or 2 of the methods above could have a major impact on how fast your property gets sold.
And in some cases combining a few of the right methods could create enough interest to create a bidding war for your property…
… Which could mean $1,000’s more in your pocket.
