Brigantine Island Beach Resort, or BIBR, is two four-story condo buildings directly on the ocean at 4540 West Brigantine Avenue.
The North and South buildings were built one after the other starting in 1985, with 52 units in each, 104 in all. Most are 2 bedroom, 2 bath. There are 16 one-bedrooms and 8 three-bedrooms in the mix. Both buildings have elevators, a secure entry and parking underneath, and a private path runs from the grounds to the beach. Buyers use them as second homes and as full-time residences.
On the beach
Direct oceanfront. The private path takes you from the pool area to the beach with no street to cross.
Parking under the building
Every unit has its own assigned space, plus guest parking. 111 of the 149 spaces are covered.
Room for the beach gear
Each unit has a storage locker. Bikes go on the outside racks or in the utility room in each building.
30-night minimum on rentals
The association set a minimum rental term effective April 1, 2024. If you buy now, the shortest rental you can do is 30 nights. Owners who held title before that date can still rent for 7 nights or more, until they sell or until January 1, 2027, whichever comes first. After that the 30-night minimum covers every unit in both buildings.
In other words, monthly and seasonal renters work here. Weekly vacation rentals don't. Advertising a shorter stay counts as a violation too, and fines run $100 a day until it's fixed.

Five unit types, 13 units a floor
Both buildings use the same layout on all four floors. Units are numbered 01 to 14 on each floor, with no 13, so the last two digits tell you the plan. Unit 307, for example, is a 3 bedroom.

What comes with the building
House rules buyers ask about
No grilling or open flames on balconies or anywhere on the grounds. No smoking or vaping in the lobbies, hallways, elevators or pool area. Window coverings have to be white facing out. Balconies can't be enclosed or screened in, and exterior changes need board approval. Boats, trailers and commercial vehicles can't be stored on the property.
Brigantine's south end, on the ocean
The complex sits on West Brigantine Avenue, oceanfront on the south end of the island, on about 2.3 acres. Atlantic City is a short drive over the bridge, and some units look out at its skyline.

There are 1, 2 and 3 bedroom units. Per the master deed's unit schedule, estimated sizes run from about 863 square feet for a 1 bedroom to about 1,876 square feet for a 3 bedroom. Most are 2 bedroom, 2 bath at roughly 1,160 to 1,220 square feet.
Is there parking?
Yes. Each unit has an assigned space, and there's guest parking. Of the 149 spaces, 111 are covered under the buildings.
What is the condo fee?

Can I grill on the balcony?
No. Cooking, grilling and open flames aren't allowed on balconies, and grills and fire pits aren't allowed anywhere on the grounds.
