Where to Buy

The parts of Avalon

The north end, Townsends Inlet

Avalon starts at Townsends Inlet, where the Ocean Drive bridge comes over from Sea Isle City. The Avalon Sport Fishing Center, home to a fleet of charter and head boats, sits on the bay between 15th and 16th Streets. Per the borough, the north end beach blocks typically don't flood in a tidal flood.

Mid-island and the boardwalk

Avalon Boulevard comes onto the island at 30th Street, and the half-mile boardwalk runs along the beach just north of it, through the 20s. Most of Avalon's dining is in the 20s and 30s blocks, and Avalon isn't a dry town. Borough Hall is at 3100 Dune Drive.

The High Dunes

Avalon has one of the only remaining high dune systems on the East Coast, preserved by the borough and covered in native plants. This is where you'll find larger estates and newer luxury builds. A trail runs through the dunes, with access at 44th and 48th Streets on Dune Drive, and the dunes protect the beach from storm erosion.

The bay side and its harbors

West of Ocean Drive, a series of harbors cut in from the bay, including Princeton, Yale, Cornell, Bluefish and Tarpon Harbors, so homes along them sit right on the water. The beach is on the east side of the island and the bay is on the west.

Bay Park Marina

The borough runs Bay Park Marina at 54th Street and Ocean Drive, with a public boat ramp for boats up to 21 feet and seasonal slips assigned from a waitlist.

The south end, toward Stone Harbor

Avalon runs to 80th Street, where Stone Harbor begins. Avalon and Stone Harbor beach tags are reciprocal, so a tag from either town works on both towns' beaches.

Rentals, flood rules and taxes

Renting it out

Every rental property in Avalon has to be registered, inspected and licensed every year. The license is issued once the property passes its rental fire inspection, and renewal fees are due by December 31.

The application is online. It asks for proof of at least $500,000 in liability insurance and a property manager who is a full-time Cape May County resident or a local business or Realtor.

Sources: Borough of Avalon Code, Chapter 22, Registration, Inspection and Licensing of Rental Properties; Borough of Avalon.

Flood zones and flood insurance

Avalon sits in FEMA flood zones, so check the specific property's zone and elevation certificate before you commit. The borough's Construction Office keeps elevation certificates on file and can give the flood zone and base flood elevation for an address (609-967-4220).

The borough reports a Class 3 rating in FEMA's Community Rating System, which it says cuts flood insurance premiums 35% for policyholders in town. Per the borough, the north end beach blocks typically don't flood in a tidal flood, and a major tidal flood can put water on parts of Dune Drive and Ocean Drive.

Property taxes

Avalon's 2026 effective tax rate is 0.335% of market value, down from 0.348% in 2025. At that rate, a $3.25 million home runs about $10,900 a year. That's the lowest of Cape May County's 16 towns, and in the latest statewide ranking (2025) it was the lowest of New Jersey's 564 towns. The actual bill depends on the assessment.

Sources: Cape May County Board of Taxation, 2026 Abstract of Ratables; NJ Division of Taxation, 2025 effective tax rates.

Avalon's flood risk map

The borough's flood risk map marks the blocks closest to the beach as generally not prone to flooding in minor to major coastal floods. The blocks along the bay are marked prone in all coastal flooding and flash flood rain events, and most of the middle of the island is marked prone in moderate or major coastal floods.

The borough notes that Avalon is flat and short-term flooding can happen anywhere in a heavy rain, and that the map is a planning guide. Check the specific property's flood zone and elevation certificate before you buy.
