The north end, toward Avalon
Stone Harbor starts at 80th Street, where Avalon ends. This end is mostly homes, with a few businesses.
Downtown, 96th Street
Stone Harbor Boulevard comes onto the island at 96th Street, and that's where most of the shops and restaurants are. Homes close to 96th Street put you within walking distance of them.
The south end and the Point
The Stone Harbor Bird Sanctuary, 21 acres and New Jersey's first National Natural Landmark (1965), sits in the south end. Past the last streets is Stone Harbor Point, a conservation area at the tip of the island, open for walking, fishing, beachcombing and bird watching.
Beachfront vs. bayfront
The beach is on the east side of the island. On the west side, homes sit on the bay, most with docks.

Flood zones and building rules
Stone Harbor sits in FEMA flood zones, so check the specific property's zone and elevation certificate before you commit. The borough's flood ordinance requires new construction to be built above FEMA's minimum elevation.
The borough also publishes a flood risk map showing which streets are prone to flooding in large storms and which generally stay dry in minor to major coastal flooding. Most of the ocean side of town is marked as generally not prone; most of the bay side is marked as prone. Worth checking for any street you're considering.
The borough has its own flood lookup by address, and posts the elevation certificates it has on file.
